No, if your neighbour has house insurance he will no doubt have indemnity insurance included in the policy. It is usually just one line on policy schedule normally cover up to £1000000. This covers 3rd party claims (eg your dog bites someone and you are getting sued) not a lot of people know about this, but useful to know. Regards
Happened to me a couple of years ago. Following a frosty spell, a large piece of cement verge from my roof came off and landed on the front of my old Defender. It put a lovely dent in the top of the wing.
I ended up paying for repair myself, not worth hassle of insurance. I had accidental damage cover on the house which might if covered it, but £500 excess meant it was not worth having a claim on my record.
Don't believe it re newish property. I live in a <2 year old new build. High quality property, tile roof, on a small development. So far all my neighbours and myself have lost parts of the roof. Mine just lead flashing and plastic cappings, but next door lost 4 or 5 ridge tiles that fell through the downstairs single storey roof. Lots of damage in this Winters storms.
I live in a newish property in a fair sized estate, the last storms saw several houses loosing tiles, including mine. A few cars were hit including my neighbour’s, with a ridge tile smashing the rear windscreen and rear of the car. At least one car was written off.
